Our expertise lies within the middle to upper select service space, which includes transient and extended stay brands such as Courtyard by Marriott, Home2 Hilton, Homewood Suites, Residence Inn, Hyatt Place, Hyatt House, Holiday Inn Express, Staybridge Suites, Aloft, Hampton Inn, and more.

We specifically look for properties with 80-120 keys, high barriers to entry, built less than 15 years ago, with minimal PIP requirements, and 10-15 year renewal options on franchise licenses. We believe these criteria offer the best balance between risk and reward, ensuring our investments are both secure and profitable. Our emphasis on these assets demonstrates our commitment to providing quality accommodations that cater to a diverse range of guest needs.

Over the past 30 years+, Spark Hotels has managed over $70 million of hospitality assets with extensive experience through multiple economic cycles. Spark Hotels currently owns and operates three select-service hospitality assets throughout northeast Ohio.

Since January 2020, GHC has made 11 acquisitions for $80 million+, obtained $23 million+ in improvement dollars, and raised ~$35 million in equity.
